If you have come this far, this means that it is almost time for a congratulations, but not yet. There are just a few more items:

Final Verification of Property Condition

More of a formality than anything else, the final inspection takes place about 5 days prior to the day of the closing. The buyer visits the property to verify that all is in working order, everything is the substantially in the same condition as when they last saw the property. This might be the only time you will have an opportunity to formally meet the buyer if you would like to.

Cancel Home Services and Utilities

We will provide a list of useful telephone numbers and websites for the termination of your home services and utilities to be effective on the closing date.

Be Prepared

The experts at Hartman Cole are ready to assist you should an unforeseen glitch pop up, even at this last stage. If something at the property happens or the buyers’ loan does not pull through exactly on time, there is no need to worry. We have encountered these problems many times so we know how to handle them efficiently and in a stress-free manner.

Closing

Funding of the buyer’s loan typically takes place 24 hours prior to the scheduled closing date. If it is an all cash purchase then the buyer’s funds can come to escrow at any time before closing. Upon closing, the escrow officer will furnish you with a settlement statement, which summarizes and details the financial transactions enacted in the sale as well as provide you with a check or send a wire transfer to your bank with your proceeds from the sale. Hartman Cole will arrange to have all property keys and any other important information for the buyer left at the property as soon as the title company has confirmed that the transaction has recorded with the County Recorder’s office. Confirmation of recording can take place into the early evening hours but usually takes place by 5:00pm. Closing is not the final detail, however. The Hartman Cole Team takes pride in providing Exceptional Customer Service and we will follow-up with you several times after the closing to ensure that there are no final questions. After all, we plan to provide you service for life as your preferred real estate resource.
