Funding of the buyer’s loan typically takes place 24 hours prior to the scheduled closing date. If it is an all cash purchase then the buyer’s funds can come to escrow at any time before closing. Upon closing, the escrow officer will furnish you with a settlement statement, which summarizes and details the financial transactions enacted in the sale as well as provide you with a check or send a wire transfer to your bank with your proceeds from the sale. Hartman Cole will arrange to have all property keys and any other important information for the buyer left at the property as soon as the title company has confirmed that the transaction has recorded with the County Recorder’s office. Confirmation of recording can take place into the early evening hours but usually takes place by 5:00pm. Closing is not the final detail, however.
