Closing Escrow.

If you have come this far, then this means that it is almost time for a congratulations, but not yet. Do not forget to tie up these loose ends:

Final Verification of Property Condition.

More of a formality than anything else, the final verification of property condition takes place about 3 to 5 days prior to closing. You will visit the property to verify that all is substantially in the same condition as when you last saw the property. Generally,

Utilities and Services.

We will provide a list of useful telephone numbers and website addresses for the activation of utilities. You should plan to contact the utility companies about a week prior to closing to ensure there will be no delays in service. Also, we will get the contact information for any of the service companies such as gardener, pool company, etc. in case you would like to continue the services after closing.

If you are obtaining financing, the escrow officer will furnish you with a settlement statement, which summarizes and details the financial transactions enacted in the process at the time that you visit escrow to sign your loan documents. Any required funds coming from you for the purchase should be provided a certified check or wire transfer to escrow the same day that loan documents are signed. If you are not obtaining financing then your funds should be in escrow no later than 72 hours prior to the scheduled closing date. Once your funds are in escrow then the escrow officer will request that your lender fund the loan and send the total loan amount to escrow. Funding of the loan typically takes place 24 hours prior to the scheduled closing date. The seller’s agent should arrange to have all property keys and any other important information for you at the property as soon as the title company has confirmed that the transaction has recorded with the County Recorder’s office so. Confirmation of recording can take place into the early evening hours but usually takes place by 5:00pm.

Closing is not the final detail, however.
